Does a prospect need a Valid Photo ID to tour an apartment?
Yes.
What are the income and credit qualifications?
The gross monthly income must equal 2.5 times the monthly rent per household. If a Lease Contract Guarantor is required or authorized, the Guarantor gross monthly income must also equal four times the monthly rent in order to qualify as a Guarantor. Also, a 3rd party credit screening is required
What is acceptable “proof of income” to sign a lease?
All monthly income will be verified. Income verification is required prior to final approval of the application for residency. One or more of the following documents must be submitted by the Applicant or Guarantor within 48 hours of the date of application: Last two paycheck stubs, current bank statement showing recurring payroll deposits, last year's income tax return. Due to the incidence of fraud in rental applications, we may request all verification documents be tendered by the applicant in "hard copy" format. Applicants whose proof of income is bank statements showing cash deposits will need to provide verification of income via tax returns.
What happens if I qualify for an apartment, but my roommate does not?
The roommate will not be approved to lease/live onsite.
Is my security deposit totally refundable?
Yes.
If I get a job transfer, can I break the lease?
Provide 60-day written notice, pay termination fee, and pay back any concessions.
Can I change to a month-to-month lease plan after my first year?
Lease automatically defaults to month-to-month, unless you renew or give 60-day notice.
Do you accept short term leases?
We DO NOT offer leases under 7 months, subject to change.
Are residents required to have renters insurance?
Yes, $100,000 personal liability and the policy must have the unit and list all adults.
Do you offer furnished apartments?
No.
Do you offer corporate apartments?
No.
If something needs to be repaired in my apartment, how do I report it?
Please contact the office, via phone, email, or resident portal. For emergencies please contact the office via phone 24/7.
When is my rent payment due?
The 1st of the month, this includes holidays.
What day of the month am I liable for a late charge?
Rent is due on the 1st of the month and late fees begin on the 4th.
Will you accept electronic payments from my bank?
Yes, you are responsible for payments getting into the office on time.
Is there a place where I can pay my rent after office hours?
Online resident portal.
There is a person who might be staying with me for a while, is that permitted by the lease?
No more than 7 consecutive days.
Do you have reserved parking?
Yes, there is a monthly cost associated with a reserved parking space. Detached garages are available at an additional cost.
I have a motorcycle, where can I park it?
In any parking space designated for vehicles.
My children live with me in the summer; do I need to notify your office when they arrive?
Yes, office must be notified and children must be added as minor occupants.
Can I install my satellite dish at my apartment?
No.
Does the property have a fitness center?
Yes, a 24hr fitness center.
Does the property have a swimming pool?
Yes, the swimming pool will be located by the clubhouse.
Does the property offer on-site recycling?
No.
Are gas grills permitted at your property?
No, the property has gas grills onsite for residents to use.
Is there any additional storage space available at your property?
Each building has additional storage space available to rent.
Are residents permitted to paint their apartment?
Yes, but upon move out you must repaint the original color or you will be charged.
Will you accept my delivery packages for me?
Fetch will bring the package right to your door.
